Certificates

Here you can find the different types of certificates that are issued.

10.7(2)

A certificate issued under Section 10.7(2) of the Environmental Planning and Assessment Act 1979 provides information regarding the property zoning, relevant state, regional and local planning controls and other property constraints such as bush fire, contamination land, flooding, landslip, or road widening as specified in the Environmental Planning and Assessment Regulations 2000.

10.7(5)

A certificate issued under Section 10.7(5) of the Environmental Planning and Assessment Act 1979 includes other additional information affecting the land that Council may have. However Council is not obliged to provide this information, and does so in good faith. Under Section 10.7(6) of the Environmental Planning and Assessment Act 1979 Council shall not incur any liability in respect of advice it provides in a Section 10.7(5) certificate.

6.24

A building certificate is issued under Section 6.24 of the Environmental Planning and Assessment Act 1979.

These are obtained to prevent Council from making an order under this Act or the Local Government Act 1993 requiring the building to be repaired, demolished, altered, added to or rebuilt.

9.34

Section 9.34 certificates are issued ONLY under the Environmental Planning and Assessment Act 1979.

These certificates specify outstanding health and building notices and orders in force in respect of the lot, as at the date of the certificate.

735A

Section 735A certificates are issued ONLY under the Local Government Act 1993.

These certificates specify outstanding health and building notices and orders in force in respect of the lot, as at the date of the certificate.

Drainage Diagrams

A drainage diagram shows the location of a dwelling or building’s internal and external service lines and the location of the Council's sewer mains.

If Council does not have a drainage diagram showing these details then a diagram will be issued showing the location of Council's sewer main and the junction to the property.
